Things to look out for when preparing your Home for Sale
Your property's presentation is very, very important. Don't ignore this one! It can greatly slow down your property's sale time and the price you end up getting for it.
Real estate is usually the largest investment a person will ever make, so getting the best possible price is important.
The good news is that you don't have to spend a load of cash to show your home in its best light.
Street Appeal:
You have probably heard the term and it's basically the impression that buyers get when they first see your property from the outside, or the 'wow, that looks nice' factor!
s they say, "You don't get a second chance to make a good first impression", especially with your property.
Walk down the street and look at your property like it's the first time you have ever seen it. What do you see? Is the lawn overgrown? Are the gardens neat and tidy?
Is there rubbish lying around? What does your property say to you when you look at it? The chances are, this is what it will say to a potential buyer.
Now is a good time to fix anything like gates, or finish those odds jobs around the house and make sure your windows are nice and clean.
Sweep your driveway and paths and if possible hide the rubbish bins.
Remove any spider webs and build up from indoors and outside under the eaves or verandas.
Remember, we are trying to build an expectation in the eyes of potential buyers.
These may seem like small things but they can greatly influence the decision of the potential buyer as to whether to inspect your home or not

Inside the House:
Inside the home is all about creating a nice feeling. Many buyers will have only taken a few steps inside a home when they 'feel' that it's right. It feels welcoming and homely.
Some areas of importance are:-
Get rid of all your junk and clutter! This makes your home seem smaller than it actually is.
Open blinds and curtains to let as much natural light in as possible. Bright and fresh is good!
If the weather permits, open a few windows to allow fresh air through. If it's in winter or summer, provide heating or cooling. Hot or cold houses are not good to show people through..
Ensure that the bathrooms and kitchens are REALLY clean.. The ladies will 'especially' notice these areas! If the bathroom is dirty, then your chances of selling will be 'greatly' reduced!!
Make sure the walls are clean.. They don't have to be spotless but remove any marks that may attract attention?
Ensure that the house is clean, tidy and vacuumed.. and the beds are made etc. The old saying "cleanliness is next to Godliness" is a good one..
Remember, You do live there and signs of daily life are fine..
Use a nice air freshener (not El cheapo) around a bit before inspections.. and chuck the animals outside.. and don't let them near the people..
A lot of people are scared of dogs, regardless of their size, or are allergic to cats,
Grab a bunch of fresh sweet smelling flowers are a nice touch if you can't handle air fresheners.. They help brighten a place up as well.. It's funny what people tend to remember about a place..
Try NOT to be home during the inspection. Go down the local coffee shop and chill out whilst the sales consultant does his/her work.. People don't feel comfortable asking questions when the owners are around..
If you house looks 'cluttered up' - Then get rid of some of the furniture! Put it in the shed or at a neighbours if possible.. A nice clean open feeling, with plenty of space, is what people are looking for.
Spending some time attending to these things, can make a big difference to how fast and for how much your property eventually sells for..
